Review and evaluate current status of site plan approval.
Engage and supervise Engineer, Surveyor, and Zoning Attorney.
Meet with Town Engineer, Building at Planning Board, Architectural Review Board and other Municipal Boards.

Prepare all budgets and financing packages for construction financing.
Seek construction lender.
Evaluate and negotiate various financing alternatives.
Make presentations to prospective construction lenders.

CONSTRUCTION
Hire and supervise all on site supervisory personnel.
Implement all on site financial controls and systems.
Bid and award all contracts for vendors and subcontractors.
Supervise all subcontractors and professionals (engineer, surveyor)
Coordinate all municipal inspections.
Develop detailed Scope of Work.
Prepare and execute all subcontractor contracts.
Prepare and supervise all scheduling.
Interface with all public utilities.
Create and implement OSHA safety plan.

STRATEGIC PLANNING
Evaluate current market and coordinate pricing, product design changes and marketing strategy.
Engage Project Architect and supervise design changes, taking into account marketing goals and budget constraints.

Prepare and continuously update projections and budgets.
Prepare monthly detailed Draw for bank and partners.
Implement, review and approve all accounts payable with voucher system and make all vendor payments.
Prepare reports for bank and meet with bank inspector monthly.
Monitor all trade lien waivers.
Coordinate and monitor all trade insurance requirements.
Evaluate and place all Project Insurance including, builder’s risk, general liability, umbrella workmen’s compensation and etc.
Implement and supervise financial controls.
Implement customized software accounting and reporting purposes.
Prepare monthly bank and loan reconciliation’s.
Review, pay and protest if appropriate, Real Estate Taxes.
Implement and maintain system for customer change orders.
Prepare all financial and related requirements for closing (release, surveys and bank closing statements).
